Midcoast Residential Growth Rate 2014-2016

Building permits were issued for 34 new Midcoast dwelling units in 2016, up from 21 in 2015, and 10 in 2014.  The table has the details (town, address, parcel #, SFD= single family dwelling, building permit number, number of units, date permit issued).

The Local Coastal Program (LCP Policy 1.23) limits Midcoast residential growth rate to building permits issued for 40 dwelling units per calendar year.  This includes second units and each unit in multi-unit buildings. New units with affordability restrictions for low and moderate income can exceed the annual limit, but the growth rate average over the three-year period, that includes the year of building permit issuance and the following two years, must not exceed 40 units/year. 

Visitor-serving uses such as hotels are not considered dwelling units and are not subject to the growth rate limit.
