Subdivision Regulations Update
A comprehensive update is underway to align county subdivision regulations (dating back to 1992) with current state law and pertinent case law, and to make them more user friendly.  County staff will present the key issues at MCC May 25, 7pm.

Plan Half Moon Bay
City of Half Moon Bay General Plan and Local Coastal Program Update is ongoing.  The City and unincorporated Midcoast greatly affect each other and Midcoast residents are encouraged to get involved.  Public review draft HMB Land Use Plan

Affordable Housing 
Local non-profit MidPen Housing will hold a second open house in late June or early July to share design concepts for the 11-acre Moss Beach affordable housing site that are compatible with the existing neighborhood, at the same medium density or lower, and conserve a significant portion of the site as permanent open space.

Montara Coastal Access & Views from County Rights-of-Way. As followup to 10/24 MCC presentation, Deputy County Manager Peggy Jensen will address issues of diminishing public coastal access and views from county streets and rights-of-way, focusing on the area from Montara State Beach south to 8th Street. La Costanera Restaurant Hours of Operation and Montara Beach Parking.  Presentation and consideration of MCC comments (approved) on restaurant application to modify their Use Parmit to allow daytime hours.
